KUALA LUMPUR (July 17): IJM Land Bhd, the property development arm of IJM Corp Bhd (KL:IJM), has commenced vacant possession for Phase 1 of its freehold landed enclave, NOVA, located in Seremban 2 Heights (S2 Heights).
According to a press statement on Friday, the milestone marks the completion and handover of the first phase of the low-density hillside residential development.
This handover follows strong commercial demand, with Phase 1 securing an 80% take-up rate since its launch on June 29, 2024. Meanwhile, Phase 2, which was launched on Feb 18, 2025, has achieved a 70% take-up rate.
Spanning 32.24 acres on elevated terrain, the overall master plan comprises 161 units across both phases.
Phase 1, which has an estimated gross development value (GDV) of RM154 million, features 64 two-storey semidee homes, five two-storey bungalows, and four bungalow lots. The final phase, Phase 2, has an estimated GDV of RM178 million and consists of 88 units of freehold, individually titled two-storey semidees.
IJM Land chief operating officer Datuk Chai Kian Soon said the vacant possession of Phase 1 allows homebuyers to see the physical translation of the group's hillside development design.
"The 80% take-up for Phase 1 reflects sustained market confidence in well-planned freehold landed homes that bring together design, liveability, security and township convenience," Chai said.
The semidee units in the development feature built-up areas of 3,370 sq ft, with land sizes ranging from 3,601 to 7,580 sq ft. The bungalows offer built-up areas ranging from 4,247 to 4,463 sq ft, on plots measuring up to 7,888 sq ft.
Each residential unit is equipped with smart home infrastructure, including digital locks, door sensors, lighting and air-conditioning controls, and an electric vehicle (EV) isolator point.
The project has received a GreenRE Bronze Provisional certification. It incorporates sustainable utility features such as rainwater harvesting systems, solar thermal hot water systems, and passive cooling layouts to assist ventilation.
Approximately 4.27 acres of the development are dedicated to four thematic parks and landscaped green spaces. Community facilities include a private jungle hiking trail, a three-km jogging track, a basketball and pickleball court, and a private community villa equipped with a swimming pool and gymnasium.
Located within the 3,800-acre Seremban 2 township, the enclave is situated 300 metres from the newly completed Nexus commercial lifestyle hub.
The development is accessible via the North-South Expressway through the Seremban and Ainsdale toll plazas, the Seremban-Port Dickson Highway, and toll-free links to the Kuala Lumpur International Airport (KLIA).
