AME Elite, KLK Land unveil RM1.3 bil i-Park@Coalfields industrial park in Selangor

SUNGAI BULOH (July 22): AME Elite Consortium Bhd (AME Elite) has expanded its i-Park industrial platform into Selangor through a 60:40 joint venture with KLK Land Sdn Bhd (KLK Land) to develop i-Park@Coalfields, a RM1.3 billion freehold industrial park in Coalfields, Selangor.

It said in a press conference today that the project will be undertaken by Central Gateway Development Sdn Bhd, a joint venture between AME Industrial Park Sdn Bhd (AMEIP), a wholly owned subsidiary of AME Elite, and KLK Land.

The 151.2-acre development marks AME Elite’s first industrial park development in Selangor and combines AME Elite’s industrial park development capabilities with KLK Land’s township master planning capabilities.

Phase 1 will comprise 1.5-storey semi-detached factories designed as ready-built industrial units for businesses seeking shorter deployment timelines. The entire development is targeted for completion within five years.

Located within Klang Valley’s northern industrial corridor, i-Park@Coalfields fronts the LATAR Expressway and is connected to the North-South Expressway and West Coast Expressway. The development is also within a 30km radius of Port Klang and Subang Airport, providing connectivity for manufacturing and logistics operations.

The GreenRE-registered development will offer semi-detached factories for light and medium industries, detached industrial lots and freehold Build-to-Suit (BTS) parcels from one acre onwards, with options for outright purchase or lease.

The project will also incorporate master-planned infrastructure, digital connectivity, EV-ready infrastructure, AI-powered security management and dedicated management services.

Speaking at the launch, AME Elite group CEO and Central Gateway Development director Dylan Tan Tech Eng said i-Park@Coalfields represents the group’s expansion of its industrial park model into Selangor and its first collaboration with KLK Land.

“The park combines digital infrastructure with flexible industrial solutions, including ready-built units and freehold Build-to-Suit options, supported by lease or purchase arrangements,” he said.

Tan said the development is aimed at multinational and domestic companies operating in sectors including advanced manufacturing, semiconductors and electronics, automotive, medical and pharmaceuticals, technology-related industries and logistics.

He said industrial occupier requirements have shifted towards shorter deployment timelines, with businesses increasingly seeking ready-built facilities instead of purpose-built factories that require longer construction periods.

“Sustainability considerations and supply chain standards have also become increasingly important factors in industrial property development,” he added.

On the sector outlook, Tan said Malaysia’s industrial property market is expected to remain active over the next 12 to 24 months, although rising construction costs remain a key challenge for the industry.

AME Elite, established in 1995, develops industrial parks and provides industrial space solutions including factory design and construction, industrial property sales and leasing, workers’ accommodation and engineering services.

KLK Land, the property development arm of Kuala Lumpur Kepong Bhd, focuses on residential, commercial and township developments, while expanding its industrial property portfolio through projects in Perak and Selangor.
