For many families searching for their next home, priorities have shifted. Good connectivity, quality schools, greener neighbourhoods, safe environments and a stronger sense of community now matter just as much as the house itself.
Across Southern Klang Valley, the Semenyih–Beranang corridor has attracted a new generation of homebuyers. Once viewed largely as an affordable alternative to the city, the area is increasingly drawing professionals, entrepreneurs and growing families seeking more space, lifestyle amenities and long-term value without losing access to Greater Kuala Lumpur.
EdgeProp market data show that this transformation is supported by rising household incomes, growing higher-value home transactions and continued population growth, suggesting demand today is driven by changing lifestyle aspirations rather than affordability alone.
“Semenyih’s population growth is closely tied to the area’s evolving economic landscape.
Its strategic position within the Southern Klang Valley growth corridor gives it strong connectivity to key economic centres — from Kajang, Bangi and Cheras, to Putrajaya, Cyberjaya, Nilai, Kuala Lumpur and Seremban,” said Evon Yap, Chief Development Officer (Eco Central South) of Eco World Development Group Bhd in an exclusive session titled “Discover Why Families are Moving South”, held at Majestic Labs, Semenyih on June 28.
Yap remained positive on the outlook, noting that continued expansion in industrial and business activity is expected to strengthen the local economy.
“As employment opportunities grow within and around the area, and township ecosystems continue to mature, Semenyih will be further reinforced as a preferred destination for long-term family living,” added Yap.

Alongside economic growth, Semenyih has grown into a home for institutions like Universiti Islam Selangor and University of Nottingham Malaysia. These institutions have broadened the area’s appeal, attracting students, academics and professionals while strengthening demand for long-term housing.
These developments have coincided with a shift in Semenyih’s homebuyer profile. While affordability remains a consideration, demand has broadened beyond first-time purchasers to include professionals, entrepreneurs, business owners, and middle- and upper-income households. Buyers are increasingly choosing the area for its neighbourhood environment, greener surroundings, stronger sense of community and planned township developments, while maintaining access to major urban centres.
The transformation has also been supported by large-scale residential developments. Townships such as Eco Majestic and Eco Forest by EcoWorld have reshaped substantial land parcels within the Semenyih–Beranang corridor into master-planned residential communities.
EcoWorld’s long-term commitment to placemaking also reflects confidence in the corridor’s future. Together, Eco Majestic, Eco Forest and the upcoming Eco Radiance represent almost 2,500 acres of master-planned townships that have gradually reshaped the Semenyih– Beranang corridor into an integrated residential ecosystem.

Market data also point to Semenyih’s expanding regional appeal. Speaking at the same event, EdgeProp head of research and consultancy Kee Hock Im said visitor origin analysis, derived from aggregated mobile phone location data and common evening locations, indicates that Eco Majestic is attracting visitors from beyond its immediate residential catchment.
The analysis found that visitor numbers from surrounding districts increased following the opening of the Eco Majestic City Park.
Growth was recorded not only from nearby locations but also from regional areas, with increases from Kajang and Cheras, particularly along the highway corridor, while Seremban emerged as the second-largest source of footfall.
As Semenyih matures, the changing demographic profile has generated demand for more comprehensive lifestyle amenities. This includes wellness-oriented facilities rather than solely healthcare services, curated dining experiences instead of basic drive-through options, co-working spaces beyond conventional office environments, and modern retail concepts that offer more than traditional shophouse formats.
These changing expectations have highlighted a challenge faced by many emerging townships: while residents live within the community, a significant portion of their spending often occurs elsewhere. This phenomenon, commonly referred to as economic leakage, reflects the gap between local demand and supply.
To plug the gap, new commercial and lifestyle destinations are emerging within Semenyih to retain spending within the township by providing experiences and services that align more closely with the denizens’ evolving needs.

Today’s appeal did not happen overnight. The transformation reflects decades of infrastructure investment, industrial expansion and planned urban development that have steadily reshaped the corridor.
While connectivity and employment may attract buyers to an area, it is often the quality of everyday living that determines whether families choose to stay.
Increasingly, professionally-managed strata developments have become an important consideration for homeowners seeking neighbourhoods that can maintain their appeal over the long term. Estate management, enhanced security, well-maintained landscapes and shared recreational spaces help preserve both the physical environment and the sense of community that develops over time.
In EcoWorld’s case, community building has unfolded progressively rather than all at once. The opening of the dedicated LEKAS–Eco Majestic Interchange in 2016 established direct highway access to Greater KL, laying the foundation for the township’s growth. Nearly a decade later, the opening of Majestic Labs in 2025 marked the next phase of maturity, introducing curated dining, retail, education and lifestyle offerings that allow residents to spend more of their daily lives within their own neighbourhood.
Today, with more than 10,000 homes completed and a resident population exceeding 32,000, the township has evolved beyond a residential address into an established community. Over the past two decades, the Semenyih–Beranang corridor has evolved beyond a place people simply visit, into one where families are choosing to build their lives. Supported by stronger connectivity, growing employment centres and the steady development of integrated communities, the area has matured into one of Southern Klang Valley’s emerging residential heartlands.
