
PETALING JAYA (July 31): Hua Yang Bhd expects FY2027 to be a pivotal year as it accelerates project launches and advances its development pipeline, following a transitional FY2026 during which it expanded its landbank and secured development opportunities, according to its annual report for the financial year ended March 31, 2026.
The property developer said approvals for upcoming projects are progressing and it is focused on executing new launches and converting its expanded pipeline into future earnings. It now has a landbank of about 394 acres with an estimated gross development value (GDV) of RM4.8 billion, providing an estimated nine to 10 years of development visibility.
The stronger development pipeline comes after a weaker FY2026, when the group reported revenue of RM64 million, down from RM104.6 million a year earlier, while posting a net loss of RM4.7 million, compared with a net profit in the preceding financial year. The weaker performance was attributed mainly to fewer projects under active construction and delays to new launches pending development approvals.
To strengthen its future pipeline, Hua Yang expanded its landbank during FY2026 through acquisitions in Dengkil, Rawang and Pusing, while continuing to prepare new residential developments including Ara Residences in Puchong and Altus Residency in Prai.
The group said the enlarged landbank positions it to pursue sustainable growth over the medium term as it seeks to replenish its development inventory and improve earnings visibility through a steadier launch pipeline.
Despite near-term market challenges, management said it remains cautiously optimistic, supported by resilient demand in selected locations, ongoing infrastructure improvements and disciplined execution of its development strategy.
Separately, Hua Yang has convened its annual general meeting, at which shareholders will consider the annual report together with the usual resolutions relating to the re-election of directors, auditors and other routine business.
