Asia Green launches mid-term stay management service at The Pier

PETALING JAYA (Aug 3): Asia Green Group has launched a developer-led mid-term stay management service at its The Pier development in Penang, broadening the project's offering beyond residential sales by introducing post-handover property management and community engagement services.

Based on a media release today, the initiative, unveiled alongside The Pier Community at the project's sales gallery in Penang on Aug 1, will see the developer partner with property management company The Ark Properties to provide an optional professionally managed mid-term stay programme for homeowners.

Asia Green said the Mid-Term Stay Programme will be managed by The Ark Properties from the time vacant possession is delivered, with the developer not involved in the programme's day-to-day operations.

The company said participating homeowners will pay a management fee equivalent to 15% of net rental income to The Ark Properties. The programme is designed for stays of at least six months, distinguishing it from short-term accommodation platforms such as Airbnb.

According to Asia Green, The Ark Properties will be responsible for marketing participating units, sourcing suitable tenants, and carrying out tenant screening and selection under its own assessment procedures. Rental arrangements will be entered into directly between homeowners and The Ark Properties, with Asia Green not involved in rental collection, revenue distribution or any revenue-sharing arrangements.

Participation in the programme is entirely optional, with purchasers free to decide whether to engage the service.

Dual-key layout targets owner-occupiers and investors

The launch also featured a new Type A1 dual-key show unit, which Asia Green said is designed to provide greater flexibility for owner-occupiers, multi-generational families and investors.

The developer said the dual-key layout allows homeowners to occupy one suite while using the adjoining unit for extended family members or as a separate rental unit, depending on their lifestyle and investment objectives.

Dual-key layouts have become increasingly popular among owner-investors because they allow part of a property to generate rental income while maintaining a separate living space for the owner or other occupants.

Asia Green also introduced a customisation programme that allows purchasers to upgrade selected built-in fittings and furniture before project completion by paying only the difference in cost. The company said the initiative is intended to reduce renovation waste and minimise the replacement of built-in fixtures after handover.

Community engagement beyond handover

Beyond the residential component, Asia Green said The Pier Community will offer wellness programmes, educational activities, family events and other community initiatives after vacant possession to encourage greater interaction among residents.

Visitors to the launch also took part in a DIY plant activity and interactive games highlighting the development's green building features and community-focused concepts.

Growing focus on ownership experience

The introduction of a professionally managed mid-term stay programme reflects a growing emphasis among some developers on extending their role beyond project completion by offering services that support property owners throughout the ownership cycle.

Mid-term accommodation occupies a niche between conventional long-term leasing and short-term holiday accommodation, typically serving expatriates, project-based workers, relocating families and students seeking furnished accommodation for several months.

The initiative also reflects a broader trend of developers seeking to differentiate increasingly competitive residential projects through post-handover services and ownership experience, alongside location, pricing and product design.
