Paradigm REIT 2Q property income jumps over four-fold, declares 1.83 sen dividend

KUALA LUMPUR (Aug 7): Paradigm Real Estate Investment Trust (KL:PARADIGM)’s net property income jumped more than four times to RM40.36 million in the second quarter ended June 30, 2026 (2QFY2026), from RM9.26 million a year ago, supported by high revenue.

Revenue surged over fourfold to RM60.46 million in  2QFY2026, from RM13.17 million a year before, its bourse filing showed on Friday (Aug 7).

Paradigm REIT’s portfolio comprises Bukit Tinggi Shopping Centre, Paradigm Mall Petaling Jaya and Paradigm Mall Johor Bahru.

The retail-focused REIT has proposed an income distribution of 1.83 sen per unit, amounting to RM29.33 million, representing about 98.99% of the quarter's distributable income. The payout will be made on Sept 15, 2026.

For the first half of 2026 (1HFY2026), Paradigm REIT recorded a NPI of RM79.59 million, surging over eightfold from RM9.26 million a year ago, as revenue jumped more than nine times to RM120.92 million, from RM13.17 million during the same period.

On its outlook, Paradigm REIT said geopolitical tensions in the Persian Gulf could create volatility in the global economy. The surge in energy costs is expected to fuel inflation and dampen consumer confidence in the near term.

Nevertheless, it remains cautiously optimistic that the Visit Malaysia Year 2026 campaign will boost tourist arrivals, footfall and retail spending at its malls.

The REIT also expects Malaysia's interest rates will stabilise, providing greater certainty for financial planning and potential asset acquisitions.

The manager said it will actively manage its leasing pipeline, fill vacant retail space, undertake asset enhancement initiatives and pursue yield-accretive acquisitions to build a more resilient, income-generating portfolio.

Units in Paradigm REIT closed unchanged at 91 sen on Friday, giving the trust a market capitalisation of RM1.46 billion. The REIT was listed on June 10, 2025 at an initial public offering price of RM1 per unit.
