Sime Darby Property to buy 557 acres in Kulai to build RM3b township

Sime Darby Property Bhd group managing director and CEO Datuk Seri Azmir Merican said the acquisition is set to reinforce the company's presence in Johor and add strategic developments in locations offering strong long-term appreciation.

PETALING JAYA (Aug 11): Sime Darby Property Bhd is proposing to acquire 556.96 acres of freehold land in Kulai, Johor, from SD Guthrie Bhd for RM418.5 million, with plans to develop a township with an estimated gross development value (GDV) of about RM3 billion.

The land, located along Jalan Kulai–Kota Tinggi, falls within Flagship Zone F (Kulai–Sedenak) of the Johor–Singapore Special Economic Zone (JS-SEZ). Sime Darby Property plans to develop landed residential and commercial components on the site, with the first phase targeted for launch in 2028.

The overall township is expected to be developed over 10 to 15 years, according to the property developer in a media release today. 

Sime Darby Property's wholly-owned subsidiary Sime Darby Property (Kulai) Sdn Bhd has entered into a conditional sale and purchase agreement (SPA) with SD Guthrie for two parcels in Kulai Estate, Kelan Division, Mukim Senai.

Group managing director and CEO Datuk Seri Azmir Merican said the acquisition would strengthen the group's presence in Johor and expand its development portfolio in locations with long-term growth potential.

“Located within the highly anticipated JS-SEZ, this site presents an opportunity to create a sustainable township that builds on our proven track record of developing integrated, thriving communities,” he said.

Sime Darby Property said the proposed township would complement its existing developments at Bandar Universiti Pagoh and Taman Pasir Putih in Pasir Gudang, while broadening its geographical earnings base beyond the Klang Valley and Negeri Sembilan.

The land is adjacent to Bandar Putra and near industrial and business hubs including Senai Airport City, i-Park @ Senai and Sedenak Tech Park.

Under the SPA, up to 16.56 acres of one of the parcels, which has been identified for a proposed public infrastructure project, is to be surrendered to the government. 

The proposed acquisition is subject to conditions precedent, including approvals from the Estate Land Board, the Johor state authority and the Ministry of Economy.
