PETALING JAYA (Aug 12): Sime Darby Property Bhd has marked the topping-off of Kanopi Residences, its first high-rise residential development in Elmina City Centre.

The 36-storey freehold development has a gross development value (GDV) of RM299 million and comprises 499 units with built-up areas of between 550 and 1,200 sq ft, the developer said in a statement on Wednesday.

Launched in the fourth quarter of 2024, the project has achieved a 90% take-up rate and is targeted for completion in the third quarter of 2027, according to Sime Darby Property.

Kanopi Residences is located on Persiaran Garcinia in Elmina City Centre, which forms part of Sime Darby Property’s wider City of Elmina masterplan.

Sime Darby Property chief operating officer of township development Appollo Leong said the topping-off reflected the efforts of the consultants, contractors and project teams involved in the development.

“This achievement is a direct reflection of the hard work of everyone involved, from our consultants and contractors to the project teams whose dedication and collaboration have enabled us to reach this important milestone safely and on schedule,” he said.

The facilities floor features a range of recreational and community facilities.

Leong said the project forms part of the developer’s plan for Elmina City Centre as a “15-minute city”, with commercial facilities, schools, parks and accessibility networks intended to be accessible within a 15-minute walk or cycle.

Inspired by the neighbouring Bukit Cherakah Forest Reserve, Kanopi Residences adopts what Sime Darby Property describes as an afforestation living concept. It will feature more than 35 wellness-themed facilities, including Co-Working in the Sky, Lounge in the Sky and Fitness in the Sky, as well as recreational and community facilities on Level 7.

The developer said the project has access to the Guthrie Corridor Expressway and Damansara-Shah Alam Elevated Expressway (DASH). Elmina Lakeside Mall is about 300 metres from the development, while the 300-acre Elmina Central Park is within walking distance, it added.

The park comprises urban, community, arts and cultural, wildlife, forest and sports parks linked by a five-kilometre biodiversity corridor, according to the developer.

Kanopi Residences is also near schools including Sekolah Kebangsaan Denai Alam, Sekolah Kebangsaan Bukit Subang, Sekolah Jenis Kebangsaan (T) Ladang Rasak, Sekolah Jenis Kebangsaan (C) Regent Elmina and Sekolah Menengah Akademik Chong Hwa.

Upon completion, the project will add to the residential offering in Elmina City Centre.
