PETALING JAYA (Aug 17): Oriental Interest Bhd (OIB) has launched Gardens Idaman, a 616-unit affordable housing development in Rawang, Selangor, with a gross development value (GDV) of RM163.8 million.
In a press release on Monday (Aug 17), OIB said the 11.23-acre leasehold development, officially known as Myra Idaman under Selangor's Rumah Idaman programme, comprises semi-furnished apartments with prices starting from RM250,000.
The project's advertising and sales permit names Myra Gardens Sdn Bhd as the licensed housing developer and identifies Myra Idaman as two 21-storey blocks comprising 616 approved units on Lot 18215, Pekan Pengkalan Kundang, Gombak.
Scheduled for completion in 2030, each 1,002 sq ft unit has three bedrooms, two bathrooms and two parking bays.
The units come with air-conditioners, water heaters, kitchen cabinets, a refrigerator, wardrobe, television and TV cabinet.
Facilities include a central park, jogging track, outdoor gym, children's playground, futsal and pickleball courts, as well as a multipurpose hall, kindergarten and surau.
OIB said Gardens Idaman and its upcoming Saujana Idaman development in Dengkil have received Provisional GreenRE Bronze certification. GreenRE is a Malaysian green building certification scheme established by the Real Estate and Housing Developers' Association Malaysia (Rehda).
OIB said Gardens Idaman incorporates measures including a high-performance building envelope to reduce heat gain, water-efficient fittings, lower-carbon construction materials, reusable aluminium system formwork, energy-efficient lift systems, low-volatile organic compound paints and optimisation of natural daylight.
According to OIB, design-stage modelling prepared by Gardens Idaman's GreenRE consultant projects energy savings of 30.61% and an annual reduction in operational carbon emissions of about 337 tonnes of carbon dioxide equivalent (CO₂e).
The figures are based on theoretical calculations prepared at the design stage. The specific GreenRE rating tool or version used, and the baseline against which the savings were calculated, were not immediately available.
Myra general manager (Essential BU) William Lew said sustainability should form part of affordable housing developments rather than being associated only with higher-end projects.
“There is often a perception that sustainability is reserved for higher-end developments. We believe affordable housing deserves the same commitment to creating healthier, more efficient and future-ready communities,” he said.
Lew said GreenRE certification is not required under the Rumah Idaman programme, but OIB believes sustainability measures can be incorporated without compromising affordability if they are considered from the early stages of design.
Located in Kundang, Rawang, Gardens Idaman is about 2km from the Kuala Lumpur–Kuala Selangor Expressway (LATAR), 6.7km from the Guthrie Corridor Expressway and 8.3km from the North–South Expressway, according to the project website.
The developer states that applicants and their spouses must be Malaysian citizens; applicants must be at least 18 years old; household income must not exceed RM14,500; and neither the applicant nor spouse may already own a government or private-sector home in Selangor.
Purchasers are also subject to a five-year moratorium from the date of the sale and purchase agreement, subject to approval from the state authority.
Gardens Idaman follows OIB's Putra Idaman development in Desa Pinggiran Putra, which was launched in 2024.
OIB said Saujana Idaman in Dengkil is scheduled for launch in the third quarter of 2026, further expanding the group's affordable housing portfolio in Selangor.
