PETALING JAYA (Aug 26): OSK Property Holdings Bhd said Jaya Grocer will be the anchor tenant at OSK Mori Park in Section 13, Shah Alam, occupying approximately 13,813 sq ft.
In a statement on Monday (Aug 24), the developer said it has also opened registration for retail opportunities at the integrated, transit-oriented development for retailers, food-and-beverage operators, service providers and lifestyle brands.
The project's retail boulevard comprises 56 units ranging from 226 to 8,897 sq ft, with prices from RM519,800 to RM5.49 million. The units have ceiling heights of 5.4 metres.
The retail boulevard is planned around a fenceless central spine linking the development's ALIA, BAYU and TAMU phases. Units fronting Jalan Subang are intended to benefit from road visibility and access, while units facing the river promenade have access to a promenade that connects to a pedestrian bridge leading towards the Shah Alam Stadium precinct and the LRT3 Stadium Shah Alam Station.
OSK Property also said a Van-on-Demand station is planned within the retail enclave.
OSK Property CEO Chu Wai Lune said Jaya Grocer's arrival would add convenience for the community as ALIA nears completion.
“OSK Mori Park was planned as an integrated community combining homes, retail, lifestyle offerings and connectivity. This approach allows us to serve residents' everyday needs while supporting the continued growth of Section 13, Shah Alam,” he said.
According to OSK Property, ALIA, the first phase launched in June 2024, is 98% sold and has reached its topping-out milestone. The developer expects the phase to be completed at least six months ahead of schedule.
BAYU, launched in May 2025, is 75% sold, it added.
OSK Property recently unveiled TAMU, the third phase of the development, comprising two- to four-bedroom residences, dual-key layouts and Signature Suites.
The developer estimates that OSK Mori Park will have a residential population of 15,000 upon full completion.
OSK Property Investment CEO Datuk Hoe Mee Ling said Jaya Grocer would provide a strong foundation for the retail enclave.
Jaya Grocer CEO Daniel Teng said the planned outlet is intended to serve OSK Mori Park residents and the wider Shah Alam community.
“Customers can look forward to the Jaya Grocer experience they know and trust, with quality fresh produce, everyday essentials and a broad selection of local and imported products in a convenient shopping environment,” he said.
OSK Mori Park comprises residential, commercial and lifestyle components. It is about 700 metres from the LRT3 Stadium Shah Alam Station via a dedicated pedestrian link, according to OSK Property.
The development is accessible via the Federal Highway, New Klang Valley Expressway, ELITE and Guthrie Corridor Expressway.
