According to Kh Khoo (REN 59923) (012-307 1081) of CBD Properties Sdn Bhd, the unit was a shoplot that comes tenanted with immediate rental income. The buyer also found the price attractive as the unit was within a strategic and well-established commercial area. The property was on the market for a month before it found a buyer.

The previous owners sold the property as they were approaching retirement age and wished to simplify their asset portfolio.

A transaction on April 10 saw a shoplot at SS26, Taman Mayang Jaya with a built-up size of 3,806 sq ft change hands at RM2.3 million, reflecting a price of RM604.30 psf (source: EdgeProp EPIQ).

As at end-August, there was *a sale listing on EdgeProp for a shoplot at SS26, Taman Mayang Jaya with an asking price of RM2.65 million or RM1,505.68 psf, based on a built-up size of 1,760 sq ft. Based on *four rental listings, the average asking monthly rate was RM9,300 or RM4.65 psf, based on built-up sizes of 1,302 to 2,928 sq ft.
