The six-storey building with a lift and located in the middle of Subang Jaya, was seen as a compelling proposition. There were also not many USJ Sentral shops still available for sale. The property was on the market for six months before changing hands. The previous owners sold the property as they were migrating.

A transaction on Jan 29 saw a shop at USJ Sentral with a built-up size of 8,232 sq ft change hands for RM2.95 million, reflecting a price of RM358.36 psf (source: EPIQ).

As end-August, based on *nine sale listings on EdgeProp for shops at USJ Sentral, the average asking price was RM3,586,667 or RM386.64 psf, based on built-up sizes ranging from 6,360 to 10,080 sq ft. Based on *three rental listings, the average asking monthly rate was RM14,333.33 or RM1.43 psf, based on built-up sizes ranging from 10,000 to 10,080 sq ft.
