Inside Asia Green’s model for ecology, technology and culture

There is a moment, walking through Asia Green’s sales gallery in Bayan Lepas, when the conversation stops being about square footage and starts being about something harder to put on a floor plan. Ask Mei Tan, chief executive of Asia Green Group, what has changed at the 21-year-old developer, and she does not begin with numbers but with newfound purpose.

“We have embarked on some soul-searching to crystalise our new purpose, and crafted ‘Truth. Light. Justice.’ as our vision and mission to move the company forward,” Tan said.

Truth, she explains, means an honest understanding of people and place. Light represents the wisdom and innovation that improve life.

Justice reflects the creation of long-term value that benefits communities, nature and future generations. Together, the three form the philosophy behind every decision Asia Green now makes, from site selection to community design.

It is a philosophy that points to a bigger ambition than any single project. Rather than developing buildings, Tan says, Asia Green now sees itself as designing living ecosystems, where ecology, technology, culture and conscious community reinforce one another. That thinking has crystallised into what the group calls its 3+X framework, integrating ecology, technology and arts and culture, layered with a conscious community at the centre of each development. It is, in Tan’s words, a shift from being a property developer to becoming what she calls an ecological civilisation developer, one measured not only by what gets built, but by the communities and ecosystems that grow around it.

That framework is already taking physical shape at The Pier, Asia Green’s freehold seafront serviced residence project in Bayan Mutiara, along the Tun Dr. Lim Chong Eu Expressway, Penang island’s rapidly rising southwest coast. Spanning roughly 4.55 acres between Georgetown and the Penang Bridge, The Pier comprises 934 units across two towers (Tower A with 496 units over 37 storeys, and Tower B with 364 units over 36 storeys, alongside Wing B1’s 72 units), plus 64 ground-floor shoplots. When completed in 2028, the project will hold a Green Building Index (GBI) Gold certification, with solar power, rainwater harvesting, waste recycling and EV charging built into its design, and residents will have access to Penang’s first wave pool alongside a suite of resort-style facilities.

Grounded in community experience

Since launch, take-up at The Pier has crossed the 40 per cent mark, with much of the remaining interest concentrated on its dual-key units, a layout Tan sees as core to the project’s thesis rather than a mere configuration option. “Owners have the flexibility for choosing own-stay, partial rent out or renting out to mid or longterm tenants,” she explained.

That logic responds to a demand pattern Tan observed was built for years around Bayan Lepas, as an influx of professionals from China, Taiwan, Germany and beyond, drawn by Penang’s expanding semiconductor and manufacturing hub, need quality accommodation for stays too long for a hotel and too short for a conventional lease. It is also, she noted, a source of long-running friction in existing developments, where owners and tenants can end up at odds over how a building is used and by whom.

Asia Green’s answer is to formalise the solution rather than leave it to chance. The developer recently appointed Ark Properties to manage mid-term stay services for The Pier’s homeowners, which will allow owners to hand over the letting, upkeep and guest experience of their units to a dedicated operator, rather than manage short-notice, rotating tenancies themselves.

The same conscious-community thinking runs through The Pier’s landscaping, developed in partnership with One Wellness Penang, which has mapped the development’s greenery for function as much as form, with species selected for shade, gathering and quiet reflection. It is one layer of the 3+X framework in practice, and Asia Green plans to seed it further after handover through complimentary community classes, from yoga to nature-based programming for children.

A wider pipeline built on the same premise

The Pier is, by Tan’s own description, a prototype for two more ambitious undertakings in Asia Green’s pipeline. In Northam Road, Penang, the group is undertaking a heritage-led readaptive reuse of the old Shih Chung mansion, to be reborn as One Garden Institute. Rather than a restored heritage building with arts programming, Tan positions it as an international institute and living laboratory for ecological civilisation, spanning education, innovation, dialogue, incubation and international collaboration, with an incubator space for small businesses and social enterprises aligned with the group’s values. Restoration work is targeted for completion by 2028, with some elements potentially extending into 2029 given the complexity of heritage buildings’ compliance.

In Bentong, Pahang, construction is already underway on One Haven, which Tan describes not as a retreat but as a living laboratory demonstrating regenerative living, integrating nature, agriculture, conscious education, healthcare and community. Physical construction of the first phase is slated for substantial completion by end-2028, though Tan is candid that building a genuinely self-sustaining community will take considerably longer to mature.

Taken together, The Pier, One Garden Institute and One Haven form what Tan frames as a single, evolving mission, one that positions Asia Green not as a sustainable developer, a wellness developer or a green developer, but as something more ambitious: a developer of living ecosystems where ecology, technology, culture, community and consciousness come together to help people flourish.

“We are not simply creating places to live,” Tan says. “We are exploring how cities can help people reconnect with themselves, with one another and with nature. We believe this is the next evolution of development.”
