NCT Alliance hands over NCT Smart Industrial Park Phase 1, launches KM2

PETALING JAYA (Sept 8): NCT Alliance Bhd has begun handing over vacant possession (VP) for the first phase of its NCT Smart Industrial Park (NSIP) in South Selangor, while launching the 241-unit KM2 component of Phase 2.

In the event today, the property developer said Phase 1 comprises 280 solar-equipped industrial units and has achieved a take-up rate of close to 90%. NCT Alliance said the handover makes NSIP the first development under the Integrated Development Region in South Selangor (IDRISS) to reach the VP stage.

NCT Alliance said NSIP's current master plan spans about 910 acres across six phases, with a total gross development value (GDV) of RM10.2 billion.

NCT had previously described NSIP as a 732-acre development across five phases. In May, the group entered into an agreement to acquire an 80% stake in a company owning 176.71 acres of adjoining industrial land that it said would be integrated into NSIP's master plan.

KM2, which forms part of Phase 2, will comprise detached, semidee, cluster and terrace factories, as well as industrial land parcels, with larger manufacturing and industrial spaces intended to accommodate a broader range of businesses.

Speaking at the NSIP Milestone Event on Tuesday, Selangor Menteri Besar Datuk Seri Amirudin Shari said the state hopes to see an announcement this year on the planned third Port Klang terminal at Carey Island.

The federal government has approved the Carey Island project. Amirudin said in July that Selangor was targeting a groundbreaking as early as September, subject to the Transport Ministry issuing the port licence.

Amirudin also described NCT Alliance as a pioneer and catalyst for the IDRISS area, citing the take-up and completion of NSIP's first phase.

“NSIP has an important role within IDRISS and in Selangor’s continued industrial growth,” Amirudin said, “As the development progresses, we look forward to seeing it attract more high-value investments and create quality employment opportunities that will contribute to the state’s long-term economic growth.”

NCT Alliance executive chairman and group managing director Datuk Seri Yap Ngan Choy said demand for industrial and logistics infrastructure continued to grow, with Selangor benefitting from its location and state-backed incentives.

“With Phase 1’s VP handover and the launch of KM2, NSIP continues its steady progress as a world-class development that prioritises efficiency, green energy and smart infrastructure to cultivate a cohesive and scalable industrial environment,” he said.

Yap said the group expects Phase 2 to generate spillover benefits through construction jobs and skilled employment after completion.

NCT broke ground on Phase 2 in November 2025. At the time, the company said the phase had an estimated GDV of RM2.5 billion and was scheduled for completion in 2029.

NCT Alliance also exchanged memoranda of collaboration with SIRIM Bhd and the Malaysia Digital Economy Corporation (MDEC) at Tuesday's event, aimed at giving businesses within NSIP access to certification services and support for adopting digital solutions.

The event also marked the handover of works associated with Jalan Langat Lestari by NCT Building & Civil Engineering Sdn Bhd to the relevant state authorities. NCT Alliance said the works were completed ahead of schedule.

NCT Alliance also received the Master Services Agreement for the Managed Industrial Park (MIP) from the Kuala Langat Municipal Council, formalising implementation of the MIP model at NSIP.

Under the model, the industrial park will provide centralised management, security and digital services. Its infrastructure includes a smart command centre, building management systems, 5G connectivity and a centralised labour quarter.

NCT Alliance said NSIP's master plan also incorporates solar power generation, rainwater harvesting, electric-vehicle charging facilities and a 100-year flood-mitigation plan.

Launched in 2023, NSIP is located near Kuala Lumpur International Airport, Port Klang and the West Coast Expressway. NCT Alliance said later phases will add further industrial and commercial components.
