IJM Land unveils 145-unit Merione Residences in Penang

PETALING JAYA (Sept 14): IJM Land Bhd has unveiled Merione Residences, a 145-unit residential development within its Merione mixed-use project at The Light Waterfront Penang.

The unveiling on September 13 follows the 100% take-up of commercial units at Merione Grand, according to the developer.

Merione Residences occupies Levels 11 to 39 of the 39-storey development, comprising 145 semi-furnished homes across 29 residential floors, with five units per floor.

The units are offered in three layouts measuring about 1,055 sq ft, 1,195 sq ft and 1,206 sq ft. Each home comes with two to three parking bays.

Merione Grand and Merione Residences form part of the latest mixed-use development within The Light Waterfront Penang, combining residential, office, retail and leisure uses.

IJM Land CEO Datuk Tony Ling Thou Lung said the commercial take-up at Merione Grand had provided momentum for the residential launch.

“The take-up at Merione Grand is a strong vote of confidence in the broader vision for Merione,” he said in a statement on September 13.

Residents will have a dedicated private entrance and separate drop-off area from the commercial component. Facilities on Level 10 include an infinity pool, Jacuzzi, gymnasium, pickleball court and barbecue pavilion.

Planned link to Mutiara Line station

IJM Land said Merione Residences is planned to have a direct covered elevated pedestrian link to the future Penang Waterfront Station on the Mutiara Line.

A sheltered pedestrian network is also planned to connect residents to The Waterfront Shoppes, the Penang Waterfront Convention Centre and hotels within The Light Waterfront Penang precinct.

The development is located next to the Tun Dr Lim Chong Eu Expressway, which IJM Land said provides access towards Penang Bridge, George Town, Bayan Lepas, the Bayan Lepas Free Industrial Zone and Penang International Airport.

IJM Land also cited the upcoming RM850 million Ayer Itam–Tun Dr Lim Chong Eu Expressway Bypass. The six-lane, toll-free route is targeted for completion in April 2027 and is expected to improve access from areas including Ayer Itam, Farlim and Paya Terubong.

The Light Waterfront Penang is one of IJM Land’s flagship developments. Its masterplan won the FIABCI Malaysia Property Award 2014 in the Master Plan category, while The Light Collection IV received the World Gold Award in the Residential Low Rise category at the FIABCI World Prix d’Excellence Awards 2025.
