According to the negotiator, Vincent Lim of Full Homes Realty Sdn Bhd, the deal was closed mere days after the property listing was put up.
“The selling price is higher than what the owner asked for. The owner asked for RM100 psf and I believe for the location, size and condition of the warehouse, [the price] could have gone higher,” said Lim.
The deal closed at RM110 psf in mid-May this year.
According to him, he received calls from potential buyers one hour after he put up the listing.
“There are some other factories or semi-detached warehouses for sell nearby. However, for its condition, asking price and size, Jalan Bukit Kemuning is definitely the better choice, hence the good response,” Lim noted.
He shared that this warehouse was used as a storage by the vendor’s company. The vendor had recently decided to unlock the value of the space to improve his company’s cash flow.
According to TheEdgeProperty.com, as at end-May, there were 44 industrial property listings found at Jalan Bukit Kemuning. The average asking price for warehouses and factories along Jalan Bukit Kemuning stood at RM13 million (RM442 psf).
