Puchong SetiaWalk

•    Puchong remains a haven for the middle class. Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price of non-landed homes was RM327 per sq ft (psf) in 1Q2015 while average transacted price per unit was about RM302,000.

•    Nevertheless, the landscape in Puchong has undoubtedly changed. While once it was dominated primarily by low-cost flats and apartments, the skyline today includes office towers, malls and modern condominiums.

•    In the 12 months to 1Q2015, the RM300,001–RM400,000 range of non-landed homes made up the highest proportion of secondary transactions, at 23.5%. Another 20.6% of transactions were for properties priced between RM200,001 and RM300,000. Some 10.4% of transactions were for units priced between RM500,000 and RM1,000,000.

•    The most expensive projects are the serviced apartments at SetiaWalk with an average price per unit at about RM705,000. Developed by S P Setia Bhd, SetiaWalk is a mixed-use development in which retail, office, hotel and residential elements are successfully integrated around a landscaped pedestrian-only courtyard. Residences here comprise serviced apartments: Solace, Vio, Brio and Trigon.

•    In April 2014, a 2,766 sq ft unit at SetiaWalk was sold for RM1.2 million, becoming the most expensive unit sold in Puchong during the review period.

•    Other pricey projects in the region are Atmosfera (RM631,000) at Bandar Puchong Jaya, Aseana Puteri (RM569,000) at Bandar Puteri Puchong and Zen Residence (RM544,000) next to Taman Industri Puchong. Units here are aimed at families with sizes from 1,200 sq ft for a 3-bedroom unit.
