Ara Hill

•     While Subang and Ara Damansara are located adjacent to each other, they offer vastly different landscapes with the former dominated primarily by industrial sites and affordable housing while the latter is more affluent with gated and guarded neighbourhoods and increasingly upmarket condominiums.

•     Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price of non-landed homes of the agglomeration was RM406 psf in 1Q2015 while average transacted price per unit was about RM371,000.

•     Together, the landscape is very diverse. In the 12 months to 1Q2015, 35.7% of secondary transactions fell within the RM100,001–RM200,000 range. In the mid-end segment, another 18.3% were for properties between RM500,001 and RM600,000. Some 3.6% of transactions were for units priced above RM1 million.

•     The most expensive project by far is Ara Hill Condominium (pictured), with an average price per unit at RM1.4 million, almost twice as much as the next property. Completed in 2010, this is an exclusive, resort-like project from Sime Darby Property Bhd. This property offers a quiet, low-density environment.

•     Access to Ara Hill Condominium is only limited to buyers with deep pockets. With units here generously sized, ranging from 1,442 sq ft to 4,715 sq ft, price tags here typically start from RM1 million onwards. In December 2014, a 4,715 sq ft penthouse unit had transacted for RM2.8 million, becoming the most expensive unit sold within the review period.

•     The most affordable projects are the flats in Subang. They are led by Mentari Apartment (RM78,000), the Taman Subang Perdana Flats (RM99,000) and Pangsapuri Subang Impian (RM140,000).
