PROPERTY SNAPSHOT 4: What’s hot in Subang/Ara Damansara?

•    Today, we look at price growth and indicative rental yields for non-landed homes in Subang/Ara Damansara. From the analysis of transactions by TheEdgeProperty.com, the average transacted price for non-landed homes in the secondary market was RM406 psf in 1Q2015, up 53.8% y-o-y.

•    The large spike in average price is primarily due to fall-off in low-end transactions. The highest relative growth in prices can be observed at Pinggiran Subang Apartment. Due to its low capital base, prices here registered a relatively high growth of 28.8% y-o-y to reach RM181 psf in the 12 months to 1Q2015.

•    Within the mid-end segment, Puncak Nusa Kelana performed well, growing 25.6% y-o-y to reach RM452 psf. Demand here may have been driven by its strategic location opposite the Citta Mall (pictured) and within the vicinity of the upcoming Oasis Damansara.

•    Rental yields are higher in Subang than in Ara Damansara, due to the lower capital bases and generally smaller unit sizes found at the apartments and low-cost flats in Subang.

•    The highest rental yields are found at Pangsapuri Merak (7.6%) in Taman Subang Pelangi U5 and Ilham Apartment (7.3%) in Taman TTDI Jaya.

•    In Ara Damansara, Apartment Sri Ara (5.2%), Puncak Nusa Kelana (4.8%) and Oasis Serviced Suites (4.7%) are all strategically located close to the commercial heart of the neighbourhood, thus generating decent annual rental returns.

•    The Ara Damansara station along the Kelana Jaya LRT Extension will especially benefit residents at Pacific Place, which is within walking distance.
