PETALING JAYA (July 22): The LEKAS-EcoMajestic interchange will officially open in August or September, said Eco World Development Group Bhd (EcoWorld) president and CEO Datuk Chang Khim Wah.

The interchange will connect EcoMajestic’s West Gate to the Kajang-Seremban Expressway (LEKAS) and lead traffic straight into the township through the Eco Majestic toll plaza (pictured) to avoid heavy traffic on Jalan Semenyih, Chang told TheEdgeProperty.com.

With the interchange, it is only a 35-minute drive from the township to Mid Valley, compared with 55 minutes via the current roads.

Chang said as accessibility is highly prized by property buyers, EcoWorld has put in a lot of work — such as building the interchange — to ensure that the township’s connectivity is good.

“Every time we improve the accessibility of EcoMajestic, the property values here improve as well. When the interchange is ready, I believe values will continue to trend up,” he added.

Chang noted that prices of subsequent launches have gone up steadily.

Gentlebre bungalows — the township’s first phase that was launched in May 2014 — were priced from RM860,000 and have been fully sold.

The second phase, Cradleton, which comprises terraced houses priced from RM588,000, are 95% sold.

The third phase, Tenderfield, comprises cluster semi-detached houses and semi-dees that were priced at RM1 million and RM1.4 million respectively.

Mellowood Parkhomes terraced houses, which were launched earlier this year, are selling at RM900,000 and are 50% sold, said Chang.

Going forward, in order to add value to EcoMajestic, EcoWorld will continue putting amenities in the township, including EcoMajestic Central Park and EcoMajestic Sports Centre, which span 12 acres respectively.

Construction of the park and sports centre will begin next year, Chang said. “For the township to continue to have value, we need to add amenities, so that is why we build that park.”

Datuk Chang Khim WahEcoMajestic Central Park will be located in the heart of the commercial area, which is next to the LEKAS-Eco Majestic Interchange, and is expected to become a big regional community centre, Chang explained.

EcoMajestic Sports Centre will comprise badminton courts, basketball courts, swimming pools and other facilities.

EcoWorld expects to introduce offices, retail units and hotels after the completion of the park and sports centre as these amenities will help EcoMajestic to build up its population.

To ensure the sustainability of EcoMajestic, EcoWorld has formed the Eco World Residents Club to assist unit owners in maintaining their homes and the surrounding environment, said Chang.

“The maintenance of property plays a key role in the value of property, so we will work together with residents and I believe they will see the value of their property in the long run,” he said.

Besides the club, EcoWorld is also in talks with the Ministry of Education to expedite the building of schools in the township, he said.

“We have partnered with Telekom Malaysia to provide Wifi to this area and we are looking for more partners that share the same values with us to take part in this development.”
