Le Yuan Residence was developed by UOA Development Bhd and handed over at the end of 2014.

The transacted unit was one of the few units available for sale at that time (July 2016), said the real estate negotiator who closed the deal, Adeline Teh of Hartamas Real Estate OUG Sdn Bhd.

“Le Yuan is a freehold project in a very strategic location. It is located in Happy Garden, Kuchai Lama close to Pusat Sukan Score Arena and also Desa Tiara. The average price psf for this project is at RM500 while other similar projects in Kuchai Lama, Old Klang Road and Bukit Jalil are selling from RM550 psf to RM650 psf,” Teh said.

She said the project is slightly cheaper because it is located off the main road with many choices of condos around the area.

There were also many units available for sale after the project’s completion at the end of 2014.

“Most of the first-hand buyers were investors. The project was completed at the beginning of the property market slowdown,” Teh said.

The seller in this deal is a trading company. This was one of its investment units. Meanwhile, the buyer is a foreigner who owns a business in Malaysia.

“The buyer bought this unit for the family to stay and likes the landscaping, facilities, accessibility, location and pricing,” she said.

According to data from TheEdgeProperty.com, Le Yuan Residence’s average rental psf per month is RM2.90.
