“The buyer, on the other hand, is a Malaysian couple who negotiated with the seller and nailed down the deal at a price of RM1 million, which is lower than the current market price of RM1.06 million or RM1,000 psf,” she said, adding that demand for properties in Mont’Kiara remains strong.
The Publika mall at Solaris Dutamas is one of the most popular lifestyle spots in Kuala Lumpur, especially for its vast variety of food outlets. It also offers shopping convenience for residents at their door steps, she said.
There are 800 designer suites/serviced apartments in Solaris Dutamas with built-up sizes of 672 sq ft to 1,238 sq ft per unit.
These designer suites are housed in three blocks — Park Tower, Boulevard Tower and Urbane Tower.
According to data from TheEdgeProperty.com, there were 37 units at Solaris Dutamas that were sold at an average price of RM967,341 or RM955 psf last year.
Based on two listings on TheEdgeProperty.com, the average asking rent as at August 2016 was RM5,750 or RM4.65 psf.
