Verde @ Ara Damansara is a newly completed upscale condominium by Villamas Group of Companies.

According to the negotiator who closed this deal, Belle Low of Hartamas Real Estate, the buyer is a couple who bought this unit for their own stay, while the seller is an investor who owns a few units in Verde.

“The seller sold this one within a week after receiving the keys to the new unit,” Low said.

As most of the first-hand buyers are investors, many units were initially asking for RM900,000 and above. However, this deal was closed at RM890,000.

“This is his [the investor’s] investment pattern. He never aims to sell at a very high price but he sells many units. When everyone asked for RM900,000 and above, all he asked was a bit lower so his unit was taken up within a week,” she explained.

She also considered this a good sale for the investor as the average asking price is now around RM860,000 to RM880,000.

“From my observation, many investors bought this project with minimal upfront payment because the developer had given out good rebates. However, if they do not have strong holding power in the current challenging environment, they may lower their prices to sell,” Low said.

TheEdgeProperty.com does not have transaction data on this project yet. However, the indicative rental range of Verde is between RM1.74 psf to RM2 psf per month.

Meanwhile, as at Sept 21, the asking price psf for the project on TheEdgeProperty.com ranged from RM586 psf to RM688 psf.
