“The 3-block project was completed in the middle of this year and has been delivered to buyers block by block since July. The seller of this unit is a property investor and he received his keys in July,” said real estate negotiator Zen Ong of Hartamas Real Estate (OUG).

He added that this unit was in the midst of being sold to another buyer but the first buyer couldn’t get the loan financing so this second buyer quickly grabbed it once it was released back on the market, he said.

Besides the location and future value appreciation potential of this project, Ong said the buyer likes the unit because it is on a high floor and faces north west.

“The buyer bought it for self-occupancy. She is confident that the price will appreciate in future when the Kuala Lumpur-Singapore High Speed Rail is completed. This project is located next to Bandar Malaysia and within the mature Taman Desa area which offers a full range of amenities and seamless connectivity via several highways,” Ong said.

Commenting on the price of RM525,000, he said it is slightly below the market price.

“The investor wanted to sell the unit before all the other first-hand buyers got their keys because then more stock would have been available for sale on the market,” Ong noted.

He added that the asking price for a unit of the same size had initially gone as high as RM550,000. However, prices have moderated to RM530,000 to RM540,000 recently.

As this is a newly completed project, no transaction has been recorded on TheEdgeProperty.com yet. There were, however, 35 listings on the website with asking prices ranging from RM652.41 psf to RM818.16 psf.
