Look out for The Olive at Sunsuria City

PETALING JAYA (Nov 19): Sunsuria Bhd will launch The Olive — the first residential development in Sunsuria City in Salak Tinggi, Selangor — by the end of the month.

Sitting on a 15-acre site in the 525-acre Sunsuria City, The Olive is a freehold condominium development with a gross development value of RM283.84 million.

The project — named after the award-winning Spanish watercolour painter Ceferí Olivé — will offer 663 units in three blocks: a 21-strorey Block A with 240 units, 19-storey Block B with 216 units and 18-storey Block C with 207 units.

With selling prices starting from an average of RM500 psf, all units will have built-ups of 818 sq ft, with three bedrooms, two bathrooms, a balcony, a yard and two parking bays.

The facilities at The Olive include a lap pool, wading pool, gym, barbecue pit, outdoor exercise equipment, basketball court, playground, surau, yoga deck and a 1km loop track for residents to walk, jog and cycle.

Some 55% of the units at The Olive have been booked within a month of its opening by a mix of homebuyers and long-term investors, Sunsuria director of sales and marketing Simon Kwan told The Edge’s City & Country.

Sunsuria City is a RM10 billion township that surrounds the 150-acre Xiamen University Malaysia.

The township’s master plan includes a transit-oriented development with a shopping mall, hotel, serviced apartments, a corporate office tower, a component called Provence Village, high-rise and landed homes and a mix of commercial properties.

“We are just one [Express Rail Link] stop away from the KLIA airport. The development is within Greater KL and the leverage of the university is very important as well,” Kwan said.

Next year, Sunsuria is planning two launches in Sunsuria City. To be launched by March is Bell Suites — offering 58 Small-office Home-office (SoHo) units and 420 serviced apartments above five retail units.

With an indicative price of about RM700 psf, the SoHos and serviced apartments have built-ups of 450 sq ft to 970 sq ft, while the retail units are from 1,566 sq ft.

The second project is from the Monet Residences series, comprising Monet Lily (211 units of terraced houses), Monet Garden (360 townhouses) and Monet Springtime (308 terraced houses). The terraced houses will be priced from RM700,000.
