LSH Capital gets approval in principle for RM1.75b expressway

Lim Seong Hai Capital Bhd said the Cabinet has agreed in principle to the proposed 8.2km Bandar Malaysia-Seri Kembangan Expressway (BSE), an elevated toll road linking Bandar Malaysia in southern Kuala Lumpur with Seri Kembangan, Selangor.

In a Bursa Malaysia filing on Thursday (Sept 10), LSH Capital said the Ministry of Works had formally confirmed the Cabinet's decision. Works Minister Datuk Seri Alexander Nanta Linggi had announced the approval in principle on Aug 28. The proposed expressway has an estimated construction cost of RM1.75 bil, excluding sales and service tax, and would be implemented under a proposed 60-year build-operate-transfer concession, including four years for construction.

LSH Capital's wholly owned LSH Infra Sdn Bhd and Pertama Makmur Sdn Bhd would undertake the project through an equally owned special purpose vehicle. The proposed route would connect with the Setiawangsa-Pantai Expressway, Maju Expressway and North-South Expressway.

AME Elite proposes to buy 176.45 acres in Pontian for RM199.84m

AME Elite Consortium Bhd is proposing to acquire 176.45 acres of freehold land in Pontian, Johor, for RM199.84 mil cash, expanding its land bank within the Johor-Singapore Special Economic Zone (JS-SEZ).

In a Bursa Malaysia filing on Thursday (Sept 10), AME Elite said its wholly owned subsidiaries Pulai Land West Sdn Bhd and Pulai Land East Sdn Bhd entered into four conditional sale and purchase agreements covering 28 parcels in Mukim Jeram Batu. The vendors are Hak Soon Seng Plantation (M) Sdn Bhd, Jumbo Orchids Sdn Bhd and Asia Bricks (M) Sdn Bhd. The land, along Jalan Ulu Pulai, is intended for industrial development.

The site is about 9km from the Malaysia-Singapore Second Link Expressway and 26km from Singapore's Tuas checkpoints. The RM199.84 mil purchase price is marginally below the RM200 mil market value assessed by Knight Frank Malaysia Sdn Bhd in a valuation dated Sept 8.
