Developed by Berjaya Land Bhd, The Link 2 @ Bukit Jalil is a mixed development comprising 539 serviced apartments, 22 units of 4- and 6-storey shopoffices and 178 shoplets in a mall.

Sitting on a 4.75-acre freehold site, the development was completed in early 2018.

Zerin Properties’ Kevin Low, who co-brokered the deal told that the tenant is a Johor-based feng shui service and consulting firm looking to open its first branch in the Klang Valley.

“The business’ target market is Chinese, so the location must be at a Chinese-populated area and with vibrant property development activity so that they can capture new clients for their Feng Shui consultation services,” he said.

The tenant decided to rent the ground floor unit after viewing a few commercial properties in Puchong and Bukit Jalil as they liked the main road frontage and the ample parking space which will give them good visibility and convenience for their clients, he added.

A few months after it opened for business, the tenant then rented the first floor, which has a built-up of about 1,600 sq ft, for RM4,500 per month as the space on the ground floor alone was not enough to cater to their needs.

“The owner had acquired the 4-storey shopoffice from its developer and is currently leasing out the entire building,” he said.

Low noted that the owner was previously asking for RM12,000 to RM13,000 for the ground floor but there were no takers.

Hence, the owner lowered his asking rental to RM10,000, but it is still considered to be on the high side as the market rental rate for similar ground floor units ranges from RM5,000 to RM8,000, he said.

A listing on shows that a 4-storey shoptlot at The Link 2 @ Bukit Jalil is asking for RM5.48 million as at Nov 9. Asking rental is not immediately available owing to the lack of data.
