According to Landbanc Property marketing director Michelle Cheong, who concluded the deal, the previous owner wanted to sell the property as he wanted to cash out to finance his children’s education.
Meanwhile, the new buyer of the property is a first-time homebuyer who is buying for investment purposes.
“The units in i-Zen Kiara 1 offer a modern design which the buyer likes. It is also located next to Plaza Mont’Kiara which the buyer finds very convenient. On top of that, she also has a budget of less than RM700,000,” said Cheong.
Cheong added that for a unit of this size and layout, the unit can be sold for about RM800,000 (RM860 psf) in the current market.
"A lot of owners are still selling at this market price unless the unit is not maintained well or if they need to cash out because they are migrating and so forth," she explained.
Based on EdgeProp.my’s 146 listings as of March 2019, the average asking price of the units here is RM795 psf or RM794,514.
Meanwhile, based on 209 rental listings as at March 2019, the asking rental for i-Zen Kiara 1 is RM3.49 psf or RM 3,521 per month. The indicative rental yield was 6%.
The latest past transaction available for i-Zen Kiara 1 was in 4Q2018 where units were sold for an average of RM694 psf or RM622,500.
