According to Vivahomes Realty Sdn Bhd real estate negotiator Yong Jia Jun, who concluded the deal along with Lee Jia Ying, the buyer bought the unit for his family’s own stay. One of the things that attracted the buyer was the nice view that the unit offered.
“The buyer liked the fact that the view they were getting of the Kuala Lumpur city skyline will not be obstructed by any other future developments. The seller on the other hand, was migrating overseas,” Yong told EdgeProp.my.
Kiaraville was launched back in 2005. The 6.7-acre luxury condominium comprises six residential towers housing 404 units with built-up sizes ranging from 1,595 to 3,500 sq ft.

According to EdgeProp.my’s data, the latest transaction at Kiaraville took place in 2Q2018. The average transacted price of the condos there was RM655 psf at that time.
Between 2012 to 2Q2018, the highest average transacted price at Kiaraville was RM795 psf (in 3Q2014).
As of March 2019, based on 121 listings on EdgeProp.my, the asking price of Kiaraville units is RM764 psf or RM2.01 million. Meanwhile, the asking rental based on 166 listings is RM3.14 psf, with an indicative rental yield of 5.8%.
