Developed by Tan & Tan Developments, Sierramas Resort Homes is the first gated-and-guarded residential development in Malaysia, offering a community-based living in a resort setting.

The 200-acre freehold development in Sungai Buloh, Selangor offers two-storey bungalows, semidees and courtyard homes.

Louis Thin from Rich Valley Properties who concluded the deal said Sierramas is an upscale  neighbourhood with landscaped parks and a clubhouse.

This bungalow deal closed at RM3.2 million. According to recent market valuation, similar sized bungalows in Sierramas are valued at around RM3.85 million, said Thin.

“This house met all the requirements set by the buyer – a landed house with at least five bedrooms, big car porch and at below RM3.5 million. The buyer also likes the nice green environment of the township,” he added.

The seller had purchased the unit a few years back for investment and decided to cash out as the property’s value had risen.

Thin noted that the well-managed gated-and-guarded community with a safe and good living environment continuously attracts homebuyers.

EdgeProp.my data showed that a total of 13 bungalows were transacted in 2018 at an average selling price of RM3.6 million or RM458 psf.

In 2019 (as at Dec 17), Sierramas saw six detached houses sold at an average  price of RM3.155 million or RM425 psf. As at Dec 17, there were 23 units listed for sale in SierraMas with an average asking price for bungalows at RM4.79 million or RM630 psf.
