The do's and don'ts during the ‘new normal’ for communal living

PETALING JAYA (April 10): During the new normal in the context of a Strata - or regulated community living, it is always important to know what can and should not be done during this extraordinary time involving Covid-19.

Living in a strata community means that individuals are subjecting themselves to a new set of rules and regulations set by the management due to the pandemic as Chur Associates founder and managing partner Chris Tan pointed out.

He added that 2020 has changed many people's lives amidst a viral outbreak and reiterated that the "new normal" is something that everyone needs to get used to.

Tan was speaking during his virtual presentation entitled “Covid-19 and strata property management rules compliance” during the EdgeProp.my symposium on "Excellent Property Management 2021: Future-proof your investment in the new norm".

He explained that physical presence is not a hindrance (thanks to technology) before further expanding on the purpose of Strata living.

"The ultimate aim of any Strata living is to lead residents from developer-oriented management of a property towards joint and ultimately resident-oriented management (self-management).

Tan's presentation covered five main topics starting with the running of an annual/extraordinary general meeting.

He also touched on how to run online committee meetings, spoke about the commencement of the preliminary management period, defect liability for common property and the do’s and don'ts of the management body.

Tan was among notable speakers during the symposium which included Malaysian Institute of Property and Facility Managers president Adzman Shah and Architect Centre accredited building inspector Anthony Lee Tee.

The symposium was presented by EdgeProp.my along with partner Nippon Paint Malaysia and supporting partner Panasonic Malaysia. The event is also supported by The Edge Malaysia.

Representatives from the management committees of award-winning projects also shared their insights in the importance of property management. The speakers are Westside III Desa ParkCity Joint Management Body chairman Ken Yeo Kiang Ing, Kiara Park Condominium management corporation secretary and past chairman Lawrence Loh and Sri Penaga Condominium management corporation Khaw Chay Tee.
