PETALING JAYA (Aug 18): Award-winning developer Sime Darby Property Bhd will be unveiling two new landed property projects in its City of Elmina township in Shah Alam, Selangor this year.
The new launches comprise a total of 224 units of homes. One of them features 124 units of semi-detached and two units of detached homes dubbed Hevea at Elmina Gardens. The other is 208 units of landed linked houses in Elmina Green Five under the Signature Series.
The Signature Series was unveiled in March 2021 with the first edition comprising 91 units of linked homes under the Elmina Green Four singular series. All 189 units of the landed linked houses were fully taken up during the weekend launch on March 26 and 27. (Read: Taking the market by storm)
Built on 29.1 acres of freehold land, Elmina Green Four is the first Signature Series in the Elmina Green precinct which comprises 349 units of freehold two-storey linked houses with land size choices of 20ft by 70ft and 20ft by 80ft.
The upcoming Elmina Green Five linked houses will have built-ups ranging from 2,478 to 2,841 sq ft with prices starting from RM940,000 before rebates.
Meanwhile, Phase 1 of Hevea has secured a 90% take-up rate in just three months since its launch on Dec 29, 2020. The ongoing Movement Control Order has also not dampened the commendable take-up rate of Phase 2 that was launched on April 24 2021, with all corner units swiftly snapped up during the preview. To date, the project has seen 70% of its homes already booked.

The 3,130 sq ft layout incorporates a double master bedroom feature, one on each floor. The master suite on the ground floor also boasts a private terrace and garden, with ramped access available throughout this level.
Meanwhile, for large and growing families, there is another option with a larger built-up of 3,430 sq ft that has an added utility room on the ground floor and a spacious dedicated family area on the first level.
Completing this purpose-built home is the requisite suite with a private garden on the ground floor, as well as a generous-sized lawn. The Hevea homes are priced from RM1.8 million onwards before bumiputera discount.
The City of Elmina is a 6,500-acre development within the Greater Klang Valley along the Guthrie Corridor Expressway (GCE). The township is also accessible via New Klang Valley Expressway (NKVE), Kuala Lumpur-Kuala Selangor Expressway (LATAR) and the upcoming Damansara-Shah Alam Highway (DASH).
