Developed and completed by NBC Land in 2009, Jelutong Heights is a freehold, gated and guarded residential development located in the residential enclave of Bukit Jelutong, Shah Alam. Nestled just next to Bukit Cahaya Forest reserve, residents get to enjoy what nature has to offer while not being too far away from the city.

Winny Su of Tech Realtors Properties who had concluded this deal shares that the previous owner had decided to sell off the unit as they wanted to move closer to their elderly parents in Kuala Lumpur. 

“With the pandemic for over two years now, it has been difficult for them to visit and take care of their elderly parents who are staying in Taman Tun Dr Ismail. Due to the difficulties, they decided to sell the house and move closer to their parents instead.”

For the buyer, Su said that the three-generation family were looking for an upgrade from their previous house and were therefore looking for a more spacious house. Their search took about six months before they saw this house and it took them three viewings before making the final decision. 

“What they liked about the house is the condition of the house as the previous owner had fully renovated the house and even engaged with an interior designer for the renovation,” Su added that the easy move-in and tip top condition was the reason why the buyer liked the semi-detached house. 

According to Edgeprop research, the latest transactions were made in 2019 where only two units had exchanged hands with an average transacted price of RM1.89 million or RM515.5 psf.

Currently, there are 25 units listed for sale at an average transacted price of RM1.85 million or RM556 psf in Jelutong Heights.
