Developed by Sime Darby Property, USJ Heights is an exclusive gated and guarded low-density neighbourhood comprising bungalows, superlink houses and villas.

According to Carmen Lee of Reapfield Properties, the previous owner had decided to let go of the unit as they had been outstation and no longer saw the need to use the house as a holiday home.

For the buyer, they liked the house as it comes with a kitchen extension and built-in furniture. Therefore, it was already in a good condition without the need to renovate the house proving it to be in a hassle-free move-in condition.

Lee shared that the transaction was a win-win for both parties as the previous owner managed to let go of the house within the price they had targeted while the current owner managed to land a fully-furnished house.

She added that they had been looking around at other units but those did not meet their requirements until they set their eyes on this house.

According to Edgeprop research, there were only two units that had exchanged hands in 2020 with an average transacted price of RM1.8 million or RM580.5 psf.

Meanwhile, three units were listed for sale on EdgeProp.my in January 2022 with an average asking price was RM2.01 million or RM530 psf. No units were listed for rent.
