Located in Shah Alam, UOA Business Park comprises of nine blocks of Grade A offices with a row of retail shops. It is also certified as an MSC Malaysia Cybercentre, which contributes to its popularity among corporate companies setting up their offices there. 

The deal concluded by Danny Gan from PropNex Realty Sdn Bhd had shared that the tenant had been looking at five different locations before narrowing down the choice to UOA Business Park. 

“After viewing 15 buildings from five locations, the tenant had narrowed down the choice to UOA Business Park due to its centralised location for talent retention,” said Gan. 

In addition, Gan explained that the tenant selected UOA Business Park due to its close proximity to their clients.

Moreover, the tenant had chosen this particular unit for its size and layout that enables the tenant to cater for its 80 staff comfortably. As the building comes with an MSC Cybercentre status, the tenant had selected UOA Business Park as its branch office to operate the company’s shared service centre which also supports other branches within the Asia-Pacific (APAC) region, said Gan.

As of end-March 2022, 16 units at UOA Business Park have been listed for sale on EdgeProp.my with an asking price ranging from RM897,840 (RM860 psf against 1,044 sq ft built-up) to RM27.67 million (RM1,434.72 psf against 19,286 sq ft built-up). For rental listings, there are 17 units with a monthly rental price of RM1,800 (RM18 psf against 100 sq ft built-up) to RM540,000 (RM4.5 psf against 120,000 sq ft built-up).
