Damansara Utama is a well-established suburb in Petaling Jaya. It houses mostly landed residential housing and neighbourhood shoplots. 

According to Daniel Chieng of Meridin Properties Sdn Bhd, the purchaser bought over the unit as an investment.

“The purchasers wanted to diversify their investment portfolio into shoplots for significant long-term cash flow stability,” he said, adding that its prime location in Damansara Utama offered ample amenities nearby. 

“There are an abundance of amenities in its surrounding areas and also unparalleled safety and security within it,” Chieng said.

Besides that, the purchasers were also able to enjoy rental income instantly as the deal was sold with tenancy. 

“It came with a tenancy and the existing tenants were able to stay for more than three years, proving their business to be pandemic-proof,” said Chieng. 

Meanwhile, Chieng shared that the previous owner had decided to liquidate the property and channel that profit into other investment portfolios instead.

As at mid-May 2022, nine shop units in Damansara Utama were listed for sale on EdgeProp.my with an average asking price of RM5.18 million or RM968 psf. Meanwhile, there were 25 units listed for rental with an average asking monthly rate of RM9,824 or RM6 psf.
