Developed by Mah Sing Bhd, M Residence 2 is a 154-acre gated-and-guarded township featuring double-storey link and semi-detached homes. The township also features a recreational clubhouse which has a swimming pool and gymnasium, among other facilities.

According to Yijo Phoon, the real estate agent of IQI Realty Sdn Bhd, this home was sold below market value with the previous owner cashing out as he had migrated overseas.

“The market value was around RM450,000-RM480,000. Moreover, the unit was very well maintained,” noted Phoon.

“The buyer also preferred the uniformity of the neighbourhood as the development was of strata type. He felt that it was neat and tidy with common areas such as roads, playground and clubhouse being well managed,” said Phoon, adding that CCTV surveillance and perimeter fencing bolstered the security of the area as well.

“Plus, there was ample parking space in front of the house. And the home was conveniently located with easy access to major highways and to AEON Rawang,” he added.

As of end-May 2022, there were 27 listings of M Residence 2 on sale for an average price of RM530,851 or RM349 psf (based on land size).
