According to Daniel Chieng of Meridin Properties Sdn Bhd, who brokered the deal, the owners were cashing out on this 3-storey shoplot for their retirement.

Meanwhile, the buyers liked the prime location that had high visibility and stable rental yield.

“They preferred this unit as it was a corner unit with main-road frontage, giving it high traffic and visibility,” added Chieng.

Based on data from as of end-May 2022, there were 15 shops on the market with an average asking price of RM3.24 million or about RM757 psf against land size. Meanwhile, there were 28 rental units with an average monthly rent of RM7,566 or RM2.85 psf.
