Bukit Jelutong Industrial Park is strategically located in Seksyen U8 Shah Alam where it is directly accessible via NKVE, GCE and Federal Highway. It is also sited between Subang Jaya and Petaling Jaya, making it a prime location.
According to Kevin Low from Rahim & Co International Sdn Bhd, the previous tenant to this 3-storey semidee was moving out, so the landlord was looking for a replacement tenant.
Within a month’s time Low was able to find a new tenant, which happened to be searching for relocation from their old business site, also in Bukit Jelutong.
“Because their mother company was selling off the old factory, the subsidiary company needed to look for another site. The Bukit Jelutong area remained their preference, besides a requirement for the property to have a corporate image and to come with a lift.
“I proposed only this factory and it was exactly what they were looking for. Within two weeks, we concluded the deal,” said Low.
As of mid-June 2022, 11 units at Bukit Jelutong Industrial Park were listed for sale on EdgeProp.my with asking prices ranging between RM8.5 million or RM425 psf against built-up and RM42 million or RM350 psf against built-up. Meanwhile, three units were listed for rental at a monthly asking rent ranging from RM91,000 or RM2 psf against built-up to RM251,000 or RM2.09 psf against built-up.
