Damansara Legenda, Petaling Jaya is situated in the enclave of Tropicana Golf and Country Resort and Tropicana Indah. Unlike most gated communities, the property in Damansara Legenda is built on a no-gate concept. 

Zarif Zahisham (REN 61582) (017-323 8055) of Chester Properties Sdn Bhd, who concluded the deal, said the previous owner sold the unit as he wanted to liquidate his asset. Meanwhile, the buyer was keen on the unit owing to its selling price and well-maintained features. 

Zarif said the buyer and owner were both satisfied with the outcome of the deal. 

“First of all, the buyer was struggling to find a house that fits all of his criteria, such as having a wide parking space side by side, having enough bedrooms downstairs with all of them being spacious rooms, while the location must be near Merchant Square, price below RM3.2 million, gated, guarded and wide road. 

“He tried more than eight houses but this is the only property that met his needs. We managed to bring both buyer and seller to the middle point of the price where both were happy. It was a win-win-win. Owner won, the buyer won, the agent won,” said Zarif.

As of mid-March, there were 76 for sale listings for properties at Damansara Legenda on EdgeProp.my with an average asking price of RM2,317,194 or RM745.13 psf. Meanwhile, there were also four rental listings with an average monthly rent of RM6,075 or RM2.70 psf.
