According to Victor Lim (REN 09135) (019-280 2788) of PropNex Realty Sdn Bhd, who closed the deal, the owner was an investor seeking rental returns. The tenant was drawn to the unit since The Exchange 106 is a convenient location and is known for its prestige, standards of security and management quality.
Lim added that the tenant was also attracted to the unique architectural design of the building, top-notch amenities, and the community lifestyle.
Other than that, Lim felt the deal was a good because of the location in the financial district. It brings great convenience to those who want to be close to important financial institutions, making it a prime spot for networking and business opportunities. Additionally, the amenities and convenient services offered can enhance work-life balance and productivity.
As of the beginning of April, there were three rental listings with an average monthly rent of RM146,205.3 or RM9.16 psf for office units at The Exchange 106.
