According to Fred Chai (REN 33575) (016-335 1239) of PropNex Realty Sdn Bhd, who concluded the deal, the previous owner was selling the unit as he initially bought it for his son who eventually migrated overseas. Meanwhile, the buyer was keen on the property because it is secluded, has a breezy environment and is near to many conveniences. 

Chai deemed the deal a good one as the unit does not face any houses but just a small park. And the price is similar to units facing other houses.

As of the beginning of June, there were seven for-sale listings for properties at Emerald Damai on EdgeProp.my with an average asking price of RM960,428 or RM468.04 psf. Meanwhile, there were three rental listings with an average monthly rent of RM2,100 or RM1.38 psf.
