The average transaction price for non-landed properties at Forest City was RM1,203 psf, based on EdgeProp’s data for the past 48 months. Non-landed properties in the area cover approximately 96.84 acres, accounting for 35.9% of the total (source: EdgeProp EPIQ).

According to Jin Teok (REN 24772) (012-771 7963) of The Roof Realty Sdn Bhd, the buyer was a MM2H visa holder who loved the signature tower and sea view. The seller primarily treated the unit as an investment, capitalising on the strategic location, proximity to Singapore, and the large-scale master plan with malls, schools, and government-backed developments.

As of mid-September, there were eight sale listings on EdgeProp at Carnelian Tower Forest City, with an average asking price of RM896,875 or RM1,375.20 psf, based on built-ups ranging from 377 to 980 sq ft. For rentals, there were four listings, with an average monthly rent of RM1,862.50 or RM4 psf, based on built-ups from 450 to 516 sq ft.
