The average transacted price for Serai Bukit Bandaraya condominium in Kuala Lumpur was RM1,674 psf, based on EdgeProp’s data for the past 48 months. Historically, the highest price recorded in EdgeProp was RM1,936 psf in September 2024 for a 4,984 sq ft unit, and the lowest was RM732 psf in November 2012 for a 915 sq ft unit.
According to TH Lee Teck Han (REN 05664) (016-220 0986) of PropNex Realty Sdn Bhd, the buyer, a long-time tenant of the condo, decided to purchase the unit as he had grown to love the development. The seller, a foreigner, initially bought it for investment and a potential retirement home but chose to let it go as his children are studying overseas and he was spending less time in Malaysia.
As of end-September, there were 37 sale listings on EdgeProp at Serai Bukit Bandaraya, with an average asking price of RM9,834,054.05 or RM1,696.08 psf, based on built-ups ranging from 4,025 to 6,913 sq ft. For rentals, there were two listings, with an average monthly rent of RM20,500 or RM4.63 psf, based on built-ups from 4,025 to 4,945 sq ft.
