According to EdgeProp EPIQ, the average transacted prices for landed homes within SS19 Subang Jaya rose from RM722,000 to RM823,000, to RM998,000 from 2022 to 2024. On a per-square-foot (psf) basis, prices charted an increase from RM461 to RM520, to RM561 from 2022 to 2024.
According to Carolyn Chin (E 1977) (014-953 4986) of CBD Properties Sdn Bhd, the buyer loved the freehold status, timeless old charm, and spacious land and saw strong value in the property because of its below-market price, ample parking, solid structure and prime SS19 location. The previous owners were selling as they were retired and spending more time abroad with their children.
As of end-November, based on 49 sale listings on EdgeProp at SS19 Subang Jaya, the average asking price of bungalows was RM4,248,826.47 or RM617.3 psf, based on built-ups ranging from 7,000 to 13,000 sq ft.
