According to EdgeProp EPIQ, within South Brooks, the average transacted prices of the non-landed homes increased from RM1 million in 2022 to RM1.1 million in 2023, and to RM1.2 million in 2024. On a per-square-foot (psf) basis, average transacted prices rose from RM900 in 2022 to RM951 in 2023, and to 1,000 in 2024.

According to Bing Cher Soh (REN 50482) (016-323 2004) of Reapfield Properties (HQ), the buyer was drawn to the lifestyle in Desa ParkCity, particularly enjoying walks with his dog along the central lake. He also valued the property’s convenient location near his workplace and saw strong potential for value appreciation. He considered it a good deal, noting that Desa ParkCity remained in high demand, with property values there steadily rising, and that South Brooks is a top choice for young investors and entrepreneurs, especially given the rarity of units below RM1 million. The previous owner was selling the house as she had multiple properties to manage and is preparing for her retirement.

As of the last part of November, based on 30 sale listings on EdgeProp at South Brooks, the average asking price was RM1,402,933.33 or RM1,159.29 psf, based on built-ups ranging from 1,001 to 4,000 sq ft. Based on 53 rental listings, the average monthly rate was RM5,332.04 or RM4.58 psf based on built-ups ranging from 876 to 4,000 sq ft.
