According to Dan Lo (E 2680) (012-699 6789) of Tech Realtors Properties Sdn Bhd, the buyer, a first-time purchaser, acquired the two-storey intermediate shoplot for his business use. He was attracted by its reasonable pricing, wide road frontage and access to multiple highways. The previous owner, an elderly investor, decided to sell the unit after holding it for several years, making it a win-win deal between a seasoned investor and a young entrepreneur.
The latest transaction at TTDI Jaya for a two-storey shop was recorded in January 2026, with a unit on 1,430.54 sq ft of land sold for RM850,000. This translated to RM594.18 psf (source: EdgeProp EPIQ).
As of mid-February, based on *35 sale listings of shops on EdgeProp at TTDI Jaya, the average asking price was RM2,221,482.57 or RM458.90 psf, based on land sizes ranging from 1,905 to 8,400 sq ft. For rentals, there were *97 listings with an average monthly rate of RM9,319.07 or RM3.80 psf, based on built-ups ranging from 1,400 to 9,900 sq ft.
