PETALING JAYA (May 19): S P Setia Bhd is expanding commercial and residential offerings within its 775-acre Setia Alamsari township in Kajang, Selangor including the upcoming launch of Impiana, its newest commercial development with a gross development value (GDV) of RM82 million.
Impiana is open for registration following the successful Teman and Emporia commercial launches earlier.
Setia Alamsari is planned as a township comprising eight themed zones with distinct landscape designs. Upon completion, the township is expected to accommodate about 10,000 homes and 40,000 residents.
In a media release today, the developer stated that this would give commercial investors strong footfall and an existing market of ready consumers.
With an estimated average daily traffic of approximately 15,000 vehicles and steady year-on-year growth, the location offers sustained visibility and long-term commercial advantage, the statement read.
Impiana will comprise 29 freehold two- and three-storey shoplots and is scheduled for launch in July. The development will include terrace and semi-detached shoplots on 22ft by 80ft plots with frontage along Jalan Bangi Lama, which connects Semenyih, the North–South Expressway and Bandar Seri Putra.
The two-storey shoplots will have built-ups ranging from 3,436 sq ft to 4,941 sq ft, with prices starting from RM2.2 million, while three-storey units offering up to 9,064 sq ft will be priced from RM4.8 million onwards. The development is intended for businesses such as retail, F&B, education, and healthcare services.
The township’s residential offerings include Elysian, a freehold low-density enclave comprising 18 bungalows and 22 semi-detached homes. The homes incorporate Nusantara-inspired design elements and are planned with waterfront, parkfront and internal garden features.
Elysian homes are equipped with features such as solar photovoltaic systems, EV charging points, digital locksets and green switches. Semi-detached homes are priced from RM1.65 million, while bungalows start from RM2.26 million.
Another residential component, Carabella, comprises 72 freehold double-storey linked semi-detached cluster homes on 32ft by 65ft land parcels, with prices starting from RM959,000. The development includes landscaped pocket parks, shaded walkways, and communal garden features within a guarded community.
The developer also plans to introduce Garden Homes, comprising 54 freehold two-storey terrace houses with adjoining private gardens, slated to launch in July.
Setia Alamsari is connected to major highways including the Kuala Lumpur–Seremban Highway, North-South Expressway, Kajang–Seremban Highway (LEKAS) and Kajang Dispersal Link Expressway (SILK). Nearby amenities include educational institutions such as Universiti Kebangsaan Malaysia, the German Malaysian Institute, Tanarata International School, and Rafflesia International School, as well as healthcare facilities including Kajang Hospital, KPJ Kajang Specialist Hospital, Serdang Hospital, and Putrajaya Hospital.
