According to Daniel Chok (REN 04249) (012-298 6269) of MP Global Realty Sdn Bhd, the buyer viewed the transaction as a favourable one because of the unit’s spacious and functional layout, which is relatively rare in the market. The buyer also appreciated the well-maintained property, noting that many sub-sale units are in worn out conditions. In addition, the unit featured quality renovations with good natural brightness throughout the premises. The pricing was also considered attractive, supported by a healthy rental yield. The property was on the market for approximately three months before the transaction was finalised. The previous owner decided to sell the unit as part of a portfolio restructuring exercise and did not want to be a landlord anymore.
A recent transaction dated Jan 27, 2026 involved a serviced apartment unit at The Troika. The property, with a built-up size of 1,636.13 sq ft, was sold at RM1.55 million, reflecting a price of RM947.36 psf (source: EdgeProp EPIQ).
As of end-May, based on *69 sale listings of condo units on EdgeProp at The Troika, the average asking price was RM3,828,884 or RM1,305.84 psf, based on built-up sizes ranging from 989 to 7,427 sq ft. Based on *24 rental listings, the average asking monthly rate was RM11,379 or RM4.68 psf, based on built-up sizes ranging from 989 to 5,858 sq ft.
