According to Charles Phua (REN 52478) (010-219 8660) of Zeon Properties International Sdn Bhd, the buyer wanted a prestigious address and good neighbourhood environment for his small family, basically a desirable setting for long-term living. The previous owner sold the property to downsize.
The transaction was considered a good deal for both parties, as bungalows on flat land in Bangsar are increasingly difficult to find, making the property a rare offering in the area.
The latest transaction data at Bangsar Baru was for terrace house dated March 3, 2026. It saw the home with land size of 1,869.92 sq ft sold at RM1,400,000, translating to a price of RM748.70 psf (source: EdgeProp EPIQ).
As of early-June, based on *100 sale listings of bungalows on EdgeProp at Bangsar Baru, the average asking price was RM7,599,780 or RM1,235.04 psf, based on land sizes ranging from 6,200 to 20,839 sq ft. Based on *five rental listings, the average asking monthly rate was RM22,800 or RM5.66 psf, based on land sizes ranging from 5,000 to 8,000 sq ft.
